Home sales decreased by 5.3% in El Paso County for the month of December when compared to the previous month of November. Compared to the same time a year ago, single family home sales were 7.8% higher in December.
There were 51 additional single family home sales in December 2012 when compared to December 2011. There were also an additional 352 single family homes for sale in December 2011. Inventory levels continue to remain lower than they were around this time last year in Colorado Springs.
Compared to the previous month of November, the average sales price ($243,180) and the median sales price ($209,700) increased. Last December, the average sales price was $210,688 and the median sales price was $185,000. Low inventory is creating higher demand. With many sellers receiving multiple offers, we will see home sale prices continue to move upward. Closing out the year, there were 687 more sales in 2012 than in 2011!
